Indifferent and incompetent HOA management company. All they do is collect a paycheck from the even more incompetent HOA board. They are unable to meet the needs of the neighborhood and unable to effectively communicate with their clients or enact any meaningful change. I’m sure they’re fine as realtors but for HOA management, they are among the worst. Even their website is a broken mess that hasn’t seen the touch of a real IT person in probably years. They also like to drive by people’s houses to remind us of their presence while extorting money out of people for “weeds”. There is no criteria for “weeds” in our bylaws so they take it upon themselves to define that themselves. This allows them to extort money out of people for having plants in their yard, deliberate or not. They seem to have a high turnover rate as well. Theresa was wildly unprofessional and seemed more interested in collecting a paycheck and ignoring upset clients. Hey Theresa, if you’re reading this, you still have to address people’s concerns even if they hurt your feelings or their words were too harsh. You have a job to do. This is what you signed up for.

This is the worst HOA management company to use. If you are not in an upscale neighborhood, they ignore the subdivision. We live in Las Maravillas, Los Lunas. For whatever reason, they became our new property management. Once they took over our yearly dues went from $200 to $300 and they do nothing at all. The landscaping is horrendous in and around the subdivision, there are way overgrown weeds everywhere, there are dead cats and rats (yes rats!) in the alleys. There are a streetlights out, potholes, and an unhoused person who sleeps next to the mailboxes. Their office ignores our phone calls and emails and at the HOA meetings, important issues are ignored.

It seems as though there is a disconnect between owners of condos and people who rent there. Not too much of a surprise. My experience with Blue Door could not be better. They did an exemplary job managing my condo rental, and made sure that it came back to me in a good state of repair. In fact, the condo was cleaner when I got back then when I moved out. I was living in the Northeast for over a year and they did a great job of managing the tenants While I was out of state. Theresa has also represented me as a realtor, as they are a full service company. I would highly recommend them to manage your properties.

Do not recommend Blue door 🚪 lived in the condos for about a year they fail to fix air condition for 6 months car break-ins At Carlisle condos. We cleaned it the unit left on good terms Nikki llamas leasing agent lied about giving us the deposit.

I live in the trails two community and i just wanted to say this is probably one of the lousiest HOA management companies in the state. They cannot manage the neighborhood weeds. Then they send homeowners emails about managing weeds that should be maintained by the HOA ( NEAR MAIL PARCELS) Weeds along walking trails and flood control areas are not maintained... Cars Park along the sidewalk, blocking the path and the HOA responds with that's a city problem... I feel that this HOA is useless and should be disolved. If it was up to me I would leave zero stars but Google makes me leave at least one.

As an HOA management company Blue Door is horrible. The neighborhood where I live looks like trash because they don’t uphold any of the rules. They have no problem taking our money though. When you call to ask a question or file a complaint with the person in charge of the HOA they are rude and can’t be bothered. The other reviews on this place as an HOA are negative so believe the reviews. If you are a new neighborhood looking for an HOA don’t bother with this one.

Blue Door Realty's biweekly inspections are excessive and the result of which offer harassment not property value support. They fixate on minor infractions many of which should/would not be considered an issue - brown perennials, dormant for the winter, earned me a fine. I realize they are hired by my HOA; however, they have a voice and they agreed to the current regime if they did not endorse it. In addition they are not handling our neighborhood's online presence well. We have $40/mo HOA fees. Chat GPT thinks they are $468/mo. Zillow says $178. This can have serious negative impacts when potential buyers are shopping. Fix this.

Our HOA hired Blue Door Realty and they represent our community. They have decided that means bi weekly "compliance" checks on lawns. Nevermind there was a meth house in the neighborhood for 4 years and they did nothing. They send pics to show they found non-compliance such as "too many leaves", often the pics don't match the house. They are so disorganized and I am really unhappy. Do not hire this group.
