BDR advertises all of our rental listings in the MLS (multiple Listing Service) and pays a referral fee to real estate brokers who refer a tenant for one of our properties. We also syndicate our rental listings on over 100 rental and real estate websites such as Trulia, Zillow, and Realtor.com. All our rental listings are shown on a number of company websites and showings can be scheduled from the websites.

We use a 6 point process to screen tenants and we have a strictly enforced application approval policy to ensure compliance with all local and federal Fair Housing and anti-discrimination laws. We use a service to access local and national criminal databases, credit score and history, and eviction history. Our leasing specialist contacts the current employer to verify employment as well as the current landlord to verify payment history. We check sex offender websites as well.

Collection of rent is one of the most important tasks we do for our owners. We encourage our tenants to contact us if they are going to be late so we can work with them and the owner in resolving the issue without having to evict. If we don’t get any communication from a tenant, eviction may be necessary but we will contact you prior to starting the eviction process because this is the last resort. We believe an aggressive collection process prevents further late payments but we want to give the tenants an opportunity to work with us prior to eviction. Most tenants understand and pay on time or contact us if there are problems.

BDR has a list of approved vendors we use for all maintenance requests. Our vendors are licensed as required by state law and have been through an application process with us. At a minimum we require an insurance policy with workers comp, references, and copies of any licenses. We have a list of plumbers, electricians, general contractors, landscapers, HVAC specialists, general handyman services, painters, and flooring vendors we use regularly.

For property inspections, a BDR manager will conduct an inspection of the outside and inside of the home. Any repairs needed will be noted and work orders will be placed. If any repairs are due to tenant neglect or are the responsibility of the tenant, those will be billed to the tenant. A copy of the inspection report is available to owners in their portal complete with photos.

Rental income and expenses are accounted for every month and statements are available to the owner by the 20th through the website portal. If rents are paid on time and funds clear the bank, an owner can expect to receive the funds minus property management fees and any other expenses by the 15th of each month.

We provide 1099s and a year to date accounting report by January 31st of every year for our owners to complete their taxes. Copies of all the invoices that are paid are in the owner portal for your records.

It seems as though there is a disconnect between owners of condos and people who rent there. Not too much of a surprise. My experience with Blue Door could not be better. They did an exemplary job managing my condo rental, and made sure that it came back to me in a good state of repair. In fact, the condo was cleaner when I got back then when I moved out. I was living in the Northeast for over a year and they did a great job of managing the tenants While I was out of state. Theresa has also represented me as a realtor, as they are a full service company. I would highly recommend them to manage your properties.

Terrible customer service. Issues ARE NEVER addressed. I asked for an issue to be taken care of MONTHS AGO. NOTHING WAS DONE. I had to take care of it myself. Paying HOA Fees for absolutely nothing is not something I will do. Rude service. And all replies to previous negative reviews prove how awful the employees treat people. *****EDITED TO REPLY. YOUR REPLY IS IRRELEVANT. I NEVER ASKED FOR IT TO BE REMOVED. I ASKED THAT IT BE MOVED OUT OF THE DIRECT VIEW OF MY DINNING ROOM WINDOW. YOU NEVER EVEN TRIED. All I can say is all of the negative reviews are more likely to be true. People in my neighborhood moved after living there since 2014 because of this company. Any one who works with these people will need to have a good record keeping since they don't nor do they know how to make notes and have a high tern over rate. Sorry, I hate to give bad reviews but this is a nightmare!

If I could give zero stars, I would. Even that would be too high a rating for this company. Something in the range of -1,000,000 would be closer to target. I have had to deal with this company as the Property Management firm for my HOA, Villa de la Capilla, in ABQ's North Valley. Ultimately, the VdlC HOA is driving force behind the 3-year campaign of harrssment of gross fines I have endured. This HOA is one of THOSE HOAS. Controlling, punitive, and vengeful. At the end of 2022, the prior management company canceled their contract for HOA management, due in large part to the legal threats I made about their conduct with VdlC. That company decided working with my HOA was not worth the risk. Since disontinuing their relationship with my HOA, that management company has been easy and productive to deal with. In January 2023, Blue Door picked up servicing our HOA, and it has been a continued nightmare ever since. Twice now I have had between $1,200 and $2,000 in junk fines placed against my account. When I raise enough of a fuss, those fines are all removed overnight - clearly they were not legitamate or they would not have been removed. Blue Door even went so far as to place a lien against my property! My home is currently under contract for sale and Blue Door is even taking action which may actually cause the sale to fall through. The home is under contract for $475,000 - and Blue Door Realty and my HOA don't care that their actions may have a massive financial impact on my life. These people are driven by ego, power, and control. Customer Servicwe is non-existent. I have been asking for 15 months for a full statement of my HOA account with Blue Door, and to date have not received it, despite being promised so. Clearly, they don't want me to have documentation of their unethical - if not outright illegal - actions. Melanie McLaughlin has been my main point of contact and she is horrible. She does not respond to phone calls or emails. When I actually work with her in some way, she is dismissive and rude. Blue Door has been too happy to take my HOA's money while taking their side and harrassing residents who are not in the "In Crowd." This company has zero ethics. DO NOT USE - RUN FOR THE HILLS!!! ***Added after Melanie's humorous response: If you have conducted yourself in a professional manner, then where is the account statement I have been requesting of you since February 2023? On February 27, 2024 you guaranteed that I would have it within 10 business days. It is April 16 and I have not received it. Until I receive that account statement, you are asking me to pay for charges I cannot see, understand, or justify. Essentially, you are attempting to extort me. The shift-the-blame game is the same game VdlC used when contracted with Sentry for property management. It is interesting that since Sentry dropped Villa de la Capilla HOA, Sentry has been easy and cooperative to work with. They provided me with the historical account statement I requested within one hour of my contacting them. Yes, I own that my tone has become increasingly frustrated. Blue Door and Villa de la Capilla HOA leave residents with little other option. There is no fairness, no guarantee of fair and equal treatment, and no justice.

Never showed up a confirmed scheduled tour for a rental. We even showed up 5 minutes early and waited 20 minutes. Tried to call their office but the message was that it was closed. No communication from them. Just an exercise in wasting time. Will be avoiding all Blue Door rentals in the future.
